Water damage compounds quickly. A leak that would have cost very little to fix in the first week becomes a considerably larger job once it has reached plaster, cabinetry or a neighbour’s ceiling.
Leak Detection & Repair
Locating concealed leaks without unnecessary damage to walls or floors.
The difficult part of a concealed leak is finding it, not fixing it. Opening walls speculatively is expensive and often misses. We pressure-test the system to confirm a leak exists, then use acoustic and thermal detection to narrow down its position before anything is opened up.
That means the access we cut is targeted and small, and the making-good afterwards is proportionate.
Signs you need this
Water bill higher than usual with no change in use
Damp patches or staining on walls, floors or ceilings
Persistent musty smell in one area
Reduced water pressure
The water meter moving with every tap closed
Warm patches on the floor — often a hot water line
What the job includes
System pressure test
Acoustic and thermal leak location
Targeted access and repair
Retest after the repair
Typical time on site: Detection 1–2 hours. Repair depends on location.
Clearing sinks, showers, toilets and main drainage lines.
Most household blockages are accumulated grease, hair and soap residue rather than a single obstruction. Supermarket drain chemicals often clear just enough to restore flow while leaving the bulk in place, which is why the same drain blocks again a few weeks later.
We clear mechanically, which removes the build-up properly. Where blockages keep recurring, a drain camera inspection will show whether there is a structural problem — a collapsed section or a bad fall — behind them.
Signs you need this
Water draining slowly
Gurgling from a nearby drain when another is used
Bad smell from a plughole
Water backing up elsewhere when a toilet is flushed
Repeated blockages in the same place
What the job includes
Mechanical clearing of the blockage
Flow testing after clearing
Camera inspection where blockages recur
Advice on avoiding a repeat
Typical time on site: Most blockages cleared within 1–2 hours.
Repair and replacement of electric storage and instant water heaters.
Water heaters usually fail in predictable ways: a burnt-out heating element, a failed thermostat, or a tank that has corroded through. The first two are straightforward repairs; the third means replacement.
In hard water, scale build-up on the element is the most common cause of a heater that takes longer and longer to warm up and eventually stops. Descaling during a service extends the life of the unit considerably.
Signs you need this
No hot water, or hot water that runs out quickly
Water not reaching the temperature it used to
Discoloured or rust-tinted hot water
Water pooling around or beneath the heater
The heater tripping the breaker
What the job includes
Diagnosis of element, thermostat and tank
Element or thermostat replacement
Descaling
Full replacement and installation where needed
Safety valve check
Typical time on site: Repair 1–2 hours. Replacement 2–4 hours.
Fitting toilets, basins, showers, mixers and bathroom fixtures.
A bathroom fitting is only as good as its seal. Most callbacks on sanitary work are not faulty products but poor sealing and inadequate support, which allow slow leaks to develop behind the finished surface.
We install fixtures with proper sealing and fixing, and pressure-test connections before finishing rather than leaving you to discover a problem later.
What the job includes
Removal and disposal of old fixtures
Toilet, basin, shower and bath installation
Mixer and tap fitting
Sealing and pressure testing
Typical time on site: Single fixture 1–3 hours. Full bathroom 1–2 days.
Replacing corroded pipework and installing new supply and drainage runs.
Older galvanised pipework corrodes from the inside. The visible symptoms are falling pressure and discoloured water, and by the time both appear, patch repairs tend to be followed by the next failure a short distance along the same run.
Where a system is at that stage, replacing the run is usually cheaper over any reasonable timeframe than continuing to repair it.
Draining, cleaning and sanitising domestic water storage tanks.
Sediment settles in storage tanks and, in UAE temperatures, an uncovered or poorly sealed tank can develop biological growth. It is worth doing annually, and it is the sort of maintenance nobody thinks about until the water tastes wrong.
The tank is drained, scrubbed, sanitised and refilled, and we check the lid seal and inlet screening while we are there — those are usually how contamination gets in.
What the job includes
Draining and sediment removal
Mechanical scrubbing of tank surfaces
Sanitising treatment
Lid, seal and inlet inspection
Refill and flush
Typical time on site: 2–4 hours depending on tank size.
